From Tiong Bahru MRT, walk west along Tiong Bahru Road, turn north onto Moh Guan Terrace. Blk 78 is mid-terrace on the right. Allow eight minutes on foot.

The lift does not serve the third floor. The stair is well lit but narrow — handrail on the left ascending. If mobility is a concern, ask for a ground-floor kopitiam meeting instead.

Unit #03-12 is the only door with a brass IBH plate. Ring only when you have an appointment — we do not operate a walk-in counter.

  • Comfortable shoes for the climb

Parking is limited on Moh Guan Terrace. We suggest Redhill or Tiong Bahru MRT, or taxi drop at the doorway shown in the photo above.

Neighbourhood cues

Tiong Bahru Market opens early — useful if you arrive before our 09:00 door time. Yong Siak Street cafes are busy on weekends; weekday mornings are quieter for a debrief walk after a session.

Blk 78 shares a common corridor with neighbouring units. #03-12 is at the end of the terrazzo passage shown in Site Visit photos — listen for the floorboard creak outside our door; it is distinctive and mentioned so you know you are at the right unit.

Rainy season note: the rear stair can be slick. Use the handrail and allow an extra minute. We keep a towel at the door during monsoon weeks for shoes that picked up corridor moisture.

After dark we prefer not to host first meetings. Existing clients with keys are the exception named in their scope letter. First visits should land in daylight so the walk-up photos match what you see.

Access details

Taxi drivers usually know Moh Guan Terrace near Tiong Bahru Market. Say Blk 78 third floor walk-up if they ask for a unit name.

Nearest MRT exits: Tiong Bahru (EW17) or Redhill (NS26). Grab drop-off is on Moh Guan Terrace outside the block gate — confirm house numbers before you exit the car.

Night lighting on the stair is adequate but not bright by mall standards. First visits should land in daylight so the walk-up photos match what you see.
